Yardi's API coverage is limited and inconsistently available across property types. Lease workflows, vendor payment status, and portfolio reporting require navigating the UI. Here's how property management teams automate them.
Yardi is the dominant property management platform for commercial and residential real estate — Yardi Voyager for commercial, Yardi Breeze for smaller portfolios. Both have some API access through Yardi's REST API, but coverage varies significantly by module, property type, and license tier. Many Yardi customers don't have API access at all — it's an add-on, not standard.
Even for customers with API access, Yardi's APIs cover the data model, not the workflow layer. Lease approval routing, vendor invoice approval queues, maintenance work order escalation, and portfolio-level financial reporting are all navigated manually in the Yardi UI. Property management operations teams spend significant time in Yardi navigating screens that could be automated.
Real estate operators managing multiple properties or multiple entities in Yardi face a reporting challenge: Yardi's standard reports are per-property or per-entity. Building a portfolio view requires running the same report across every property and manually consolidating — or purchasing Yardi's BI tools, which are expensive and require significant configuration.
Request-layer automation can run the same data extraction across every property in the portfolio and deliver a consolidated result to any downstream system — Excel, a BI platform, a custom dashboard. Portfolio reporting that previously took hours becomes a scheduled automated task.
Yardi Voyager for commercial and Yardi Breeze for residential have different interfaces and different API capabilities. Yardi Voyager's commercial module handles complex lease structures, tenant improvement allowances, and percentage rent calculations that Breeze doesn't touch. The automation approach is the same — the web interface communicates over HTTP and the request patterns are consistent — but the specific workflows differ by property type.
Many Yardi deployments include RENTCafé or a custom tenant portal for online rent payment and maintenance requests. These portals run on Yardi's infrastructure but authenticate separately. Property management companies that need to monitor tenant portal activity — payment confirmation, maintenance request status, lease renewal responses — can access this data at the request layer without requiring Yardi to build them an API for it.
